We have an excellent track record at selecting ideal solid tenants for your property. In addition to completing an extensive credit check on all potential applicants, we review the financial records of their businesses and consider their compatibility with your other tenants. Our legal department reviews all leases and certainly should any problems arise, the legal department gets involved with the situation promptly.

We have extensive experience in coordinating tenant improvements as well as maintaining the property properly so as to prevent major repairs or problems and ensure that your property always looks professional and attractive.

Single Family Residences

Muggee Management manages single family homes throughout the San Gabriel Valley area. We have clients traveling all over the world. Whether you have decided to travel for an extended period or your job requires you to relocate, we can take care of your home so it will be ready for your return.

We complete a thorough credit and background check on all prospective applicants. Even if you choose to have a local Realtor find a tenant for you, we insist on meeting with potential tenants and completing our own background checks and making our recommendations before YOU decide to let them occupy your home. We perform regular drive by inspections of your property and do not hesitate to meet with the tenants at any time we feel there may be a problem or an issue.

In addition to collecting the rents and paying the bills, we have a 24 hour emergency phone line to handle all our properties at no extra cost to you.

Condominium Complex

There is no such thing as a “typical condominium complex”. It has been our experience that all projects are unique and require personalized service. We carefully match your property and your Board of Directors with a property manager best qualified to service you. All your calls to our office will be answered by a real person, not a voice mail system, and any phone messages you leave will be returned where possible that same day.

A major aspect of our service includes reviewing your current expenses and financial position and advising as to possible areas where you could be saving money.

Planned Unit Development (PUD)

Our portfolio includes a number of Planned Unit Developments from large gated, hillside communities (554 single family homes ) to smaller duplex type properties ( 10 homes). We manage each property with all the special attention it needs to maintain it as a quality place to live.

Hillside Communities

Muggee Management Company has extensive experience in the special needs of Hillside Communities. We are especially proud of our service to a large hillside community of 554 single family homes encompassing 84 acres of hillsides and 15 miles of bench drains. Our staff has worked with the hydrogeologists and engineers to install 7 pumping wells as well as an extensive system of hydrogers to dewater the hillsides. We have also worked closely with the Boards of Directors to write a comprehensive list of Rules and Regulations, Architectural Guidelines as well as Landscape Guidelines to ensure the integrity of the hillsides and neighborhoods.

Muggee Management Company has specialized in residential income property for 26 years. Sondra Muggee has held the Certified Property Manager ( CPM ) credential since 1983 and was voted PROPERTY MANAGER OF THE YEAR in 1990 by her peers. Mrs. Muggee is also credentialed to teach property management at the college level. We pride ourselves on maintaining your property as if we owned it or lived on it ourselves with a crucial eye on your income and expenses.
